Home Owner Association Information

poolA Home Owners Association (HOA) is designed to protect your investment and provide you an exceptional community in which to live. An HOA is a non-profit organization managed by the property Board of Directors. The Board of Directors is generally chosen from individuals living in your community who have your best interests at heart. The purpose of the HOA is to maintain all common areas and to govern the community in accordance with the legal Covenants, Conditions and Restrictions.

The HOA is responsible for ensuring that the landscaping is cared for, the club house/pool are maintained, and the owners/renters are in compliance with the community guidelines, just to name a few. Essentially, the HOA is designed to protect everyone's rights and ensure that the Covenants, Conditions and Restrictions are being followed.

A local phone service, broadband internet and 70 dish network channels (including 6 channels of HBO) are all included as part of your monthly Fossil Hills HOA fees. This is a great savings compared to buying each of these services on your own, due to the buying power we have as a large community.

The current monthly HOA fees for Fossil Hills are $200 for owners and $230 for investors. The additional $30 for rented properties is used to help renters maintain a positive environment for all owners in the community.

When you compare The Cottages at Fossil Hills with other planned communities, you will find that our HOA fees provide a significant improvement of services. In essence the difference between the $140 shown and the $200 monthly fees, pays for all the amenities you get to enjoy in your planned community such as the club house, pool, playground, sport court, grounds, maintenance, etc.

Prior to purchasing your new home, please take the time to read over the Covenants, Conditions and Restrictions document. This is generally referred to as the CC&R's.
